Handover

Our goal during the handover of City Pearl apartments is to ensure that every new owner can confidently step into their new home while receiving detailed information about the features and functionalities of the apartments, as well as any possible custom requirements.

The process of technical handover.

During the technical handover, we thoroughly inspect every detail of the apartments to ensure compliance with the highest construction and technical standards. Buyers are given the opportunity to participate in an on-site walkthrough, where we jointly assess the condition of the apartment. During this walkthrough, any defects or deficiencies are recorded, and the contractor will address these issues. The technical walkthrough process includes the following steps:

  • On-site walkthrough: Buyers and the contractor’s representatives jointly inspect the apartment’s technical condition.
  • Documentation: A report is prepared during the walkthrough, recording all observations and the necessary repairs.
  • Defect resolution: The contractor commits to rectifying any issues identified during the walkthrough before the final handover.

Apartment Handover

During the handover, we prepare a detailed protocol documenting the condition of the apartment, including the meter readings (water, gas, electricity), the number and types of keys, as well as a description of the existing equipment and materials used. The handover protocol is compiled jointly with the buyer and signed by both parties.

DEVELOPER’S RECOMMENDATION

To ensure a smooth and satisfactory handover process for everyone, we kindly ask all owners to prepare their own checklist of items to verify during the handover. This may include, for example:

  • Ensuring all windows and doors close properly
  • Checking the functionality of light switches and outlets
  • Inspecting the condition of plumbing and connections
  • Reviewing the aesthetic condition of walls and finishes
  • Testing the functionality of installed equipment

Post-Handover Customer Service

After the handover, our customer service team remains available to assist with any questions or issues. As part of our warranty services, we respond promptly to any reported defects. Our goal is to support all owners even after the purchase.

We provide a warranty for every new apartment, which includes the repair of construction defects and swift resolution of any problems. Warranty regulations are defined by government decree, specifying the following:

  • General warranty period: 3 years
  • Waterproofing and thermal insulation: 5 years
  • Structural elements of the building: 10 years
  • The detailed warranty terms are outlined in the government decree and our warranty statement.

Resale and Secondhand Sales

After the handovers and as construction progresses, we will be delighted to offer comprehensive support for both property rentals and secondary sales. Our services will include finding tenants, preparing rental agreements, managing tax-related matters for property rentals, and organizing notarial documentation.
